Our History...
Kings Estates was founded in the 1970s by Graham King — a local surveyor with a straightforward vision: to provide genuinely expert property advice to the people of Tunbridge Wells. That commitment to local knowledge and honest service has shaped everything that followed.
In 1985, Nicholas Heath joined the firm, bringing fresh energy and ambition. By 1992 he had completed a management buyout, cementing his leadership and laying the foundations for the agency's next chapter.
The family dimension deepened in 2001 when Nick's daughter Gemma joined the business at the age of 17 — beginning a career in property that now spans over two decades. In 2005, the Tunbridge Wells office was acquired, and in 2011 Gemma's brother Mike joined to co-lead the business alongside her. Between them, Mike and Gemma brought a new generation of ideas, energy and ambition while maintaining everything that had made Kings Estates trusted for decades.
In 2015, Tom Snowdon — Mike's closest friend and a highly experienced local property professional — joined as Sales Director, completing the senior leadership team that runs the business today.
In 2017 we rebranded as Kings Estates, reflecting our growth and our renewed commitment to premium, personalised service across both sales and lettings.
Our mission is simple: to provide the kind of personal, expert service that larger agencies can't — because we live here, we know every street, and we treat every client as if they're our only one. We give honest advice, even when it's not what you want to hear, and we measure our success by the results we achieve for the people who trust us with their homes and investments.

Today, Kings Estates is led by Mike and Gemma — the third generation of the family to run the business. Together with Tom and the wider team, they lead an agency that has remained genuinely independent throughout its history.
We're not a franchise. We're not a call centre. We don't have regional managers or national targets. We're a family-run agency with deep roots in this community, and we treat every client as if they're the only one - because that's what independent means to us.
Our knowledge of Tunbridge Wells and the surrounding villages runs deep. We know the streets, the schools, the commuter routes and the individual character of every postcode. That's the local intelligence that gets our
sellers above asking price, our landlords the right tenant in under two weeks, and our buyers the home they've been looking for.

Meet Mike
Mike has led Kings Estates' lettings and property management department for over a decade, building one of the most respected lettings operations in Tunbridge Wells. MARLA qualified and FNAEA accredited, he oversees everything from new business and landlord relationships through to rental accounting, compliance and the day-to-day running of the lettings team.
Mike joined Kings Estates in 2011, bringing fresh ideas and a genuine passion for property management done properly. Under his leadership the lettings department has grown significantly - earning the EA Masters Exceptional Status award that places Kings Estates in the top 5% of letting agencies nationally.
Ventures Beyond the Desk
A keen runner and triathlete, Mike completed the London Marathon in April 2023 and is currently training for his second marathon at the TCS London Marathon 2026, as well as a Half Ironman in September 2026 in Weymouth, Dorset. He is proudly running the London Marathon 2026 in support of Mind, the mental health charity, and is fundraising via

Meet Gemma
Gemma has been part of Kings Estates since she was 17 — making her one of the most experienced estate agents in Tunbridge Wells with over 23 years in the business. She leads the residential sales team and oversees the day-to-day running of the agency, bringing a level of knowledge and dedication that only comes from spending an entire career in one place, serving one community.
She specialises in probate and executor sales, divorce and separation transactions, and guiding first-time buyers and sellers through what can be an emotional and complex process with patience, transparency and genuine care. Gemma recognises that every property transaction is personal — and she invests the time to understand each client's individual circumstances before offering advice.
Ventures Beyond the Desk
Outside of the business, Gemma is a keen ambassador for women’s football. She's not just a player but a key player in steering the ship for the Kings Hill Queens Veterans Ladies team— one of the sports teams Kings Estates are proud to sponsor. Gemma's love for the game extends to the England Lionesses, and if you're ever at Wembley Stadium catching a Lioness match, you'll probably spot her in the crowd, bringing the noise and the good vibes.
